<br />of the lease. landlord agrees to remove the wall between the small office and <br />conference room and push the wall in the small office to match the conference <br /> <br />room wall. The viewing window between the conference room and the smallest <br />office shall be removed, all pursuant to the floor plan described in EXHIBIT A <br /> <br />and at Landlord's cost. Any other work performed shall be at Tenant's expense <br />by a licensed contractor and is subject to Landlord's reasonable approval. <br /> <br />ARTICLE 2: RENT AND SECURITY <br /> <br />2.1 <br /> <br />Rent. <br /> <br />All costs and expenses which Tenant assumes or agrees to pay to <br />landlord under this Lease in addition to Base Rent shall be deemed Additional <br /> <br />Rent. Base Rent and Additional Rent are sometimes referred to collectively <br /> <br />herein as the "Rent." The Rent shall be paid to the Building Manager or such <br />other person and at such place as Landlord may from time to time designate in <br /> <br />writing, without any prior demand therefor, in lawful money of the United States <br />of America. Tenant expressly agrees that its remedies for Landlord's breach of <br /> <br />its obligations hereunder shall be limited to those remedies set forth in Article 7 <br />hereof and shall in no event include any right to withhold, delay, deduct, or offset <br /> <br />the payment of Rent due under this lease. If it becomes unlawful for Tenant to <br />reimburse Landlord for any costs as required under this Lease, the Base Rent <br /> <br />shall be <br /> <br />revised to net Landlord the same net Rent after imposition of any tax or other <br />charge upon landlord as would have been payable to landlord but for the <br /> <br />reimbursement being unlawful. <br /> <br />2.2 <br /> <br />Base Rent. <br /> <br />Tenant shall pay base rent according to the schedule of rents, <br />EXHIBIT C hereto. <br /> <br />~ <br />V <br />
