<br />remove any signs or other matter installed without landlord's permission without <br /> <br />being liable to Tenant by reason of such removal and to charge the cost of <br />removal to Tenant as Additional Rent hereunder, payable within ten (10) days <br /> <br />after written demand by Landlord. Tenant agrees to abide by the sign criteria <br />which have been established for the Building. No other signage shall be <br /> <br />permitted without the prior written consent of the landlord, and, if granted, such <br />signage will be at Tenant's expense. <br /> <br />ARTICLE 10: DISPUTES <br /> <br />10.1 Arbitration. <br /> <br />For disputes subject to arbitration under Section 10.1.4 that are not <br />resolved by the Parties within ten (10) days after the date either Party gives <br /> <br />notice to the other of its desire to arbitrate the dispute (the "Outside Agreement <br />Date"), the dispute shall be settled by binding arbitration as provided in this <br /> <br />Article 10. Judgment upon the arbitration award may be entered in any court <br />having jurisdiction. The arbitrators shall have no power to change the Lease <br /> <br />provisions. Both Parties shall continue performing their Lease obligations <br />pending the award in the arbitration proceeding. The arbitrators shall award the <br /> <br />prevailing Party reasonable expenses and costs, including reasonable attorneys' <br />fees pursuant to Section 11.2 below, plus interest on the amount due at ten <br /> <br />percent (10%) per annum or the maximum then allowed by law, whichever is <br />less. <br /> <br />10.1.1 Procedures. Not later than fifteen (15) days following the <br />Outside Agreement Date, Landlord and Tenant shall each appoint one (1) <br /> <br />arbitrator who shall be a real estate professional who shall have been active over <br /> <br />the five (5) year period ending on the date of such appointment in the appraisal, <br />and/or leasing of commercial (including high-rise office)properties in the vicinity <br /> <br />!(f<'l/ <br />r! <br />
