<br />1\~ <br />AI <br /> <br />If any lease provision is invalid or unenforceable to any extent, <br />then that provision and the remainder of this lease shall continue in effect and <br /> <br />be enforceable to the fullest extent permitted by law. <br />11.6 No Waiver. <br /> <br />The failure of either Party to exercise any of its rights is not a <br />waiver of those rights. A Party waives only those rights specified in writing and <br /> <br />signed by the Party waiving its rights. No waiver shall be implied by delay or any <br />other act or omission of either Party. No waiver by either Party of any provision <br /> <br />of this Lease shall be deemed a waiver of such provision with respect to any <br />subsequent matter relating to such provision, and landlord's consent or approval <br /> <br />respecting any action by Tenant shall not constitute a waiver of the requirement <br />for obtaining Landlord's consent or approval respecting any subsequent action. <br /> <br />Acceptance of Rent by Landlord shall not constitute a waiver of any breach by <br />Tenant of any term or provision of this Lease. No acceptance of a lesser amount <br /> <br />than the Rent herein stipulated shall be deemed a waiver of Landlord's right to <br />receive the full amount due, nor shall any endorsement or statement on any <br /> <br />check or payment or any letter accompanying such check or payment be <br />deemed an accord and satisfaction, and Landlord may accept such check or <br /> <br />payment without prejudice to Landlord's right to recover the full amount due. The <br />acceptance of Rent or of the performance of any other term or provision from any <br /> <br />person other than Tenant, including any Transferee, shall not constitute a waiver <br /> <br />of Landlord's right to approve any Transfer. <br />11.7 Notice. <br /> <br />All notices under this Lease shall be in writing and shall be <br />personally delivered or sent by registered or certified mail, postage prepaid, as <br /> <br />follows: <br />
