REV: 02-24-2022 SK <br />Exhibit “A” <br />SCOPE OF SERVICES <br />The scope of services for Amendment No. 2 are described below. <br />The right of way requirements have been refined since preparation of the last right of way <br />cost estimate. Additionally, Right of Way Appraisal Maps, dated 10/22/2021, have been <br />completed and provided to Consultant. The intent of this assignment is to provide a right <br />of way cost estimate using the Right of Way Appraisal Maps, current market data, pending <br />developments, and additional current information. <br />Consultant will prepare a right of way cost estimate. The goal is to prepare a credible <br />preliminary cost estimate based on currently available information. The cost estimates <br />will be in a memorandum format. Consultant will perform a field review of the subject <br />properties and the right of way estimate will include the following: <br />The probable highest and best use of each property. <br />Potential right of way acquisitions and impacts to improvements. <br />City staff may be consulted regarding pending developments and their potential <br />impacts to property acquisitions. <br />Potential property acquisition costs, severance damages, relocation assistance, <br />loss of business goodwill, fixtures and equipment costs. <br />Consultant will attempt to investigate issues such as potential effects on access, <br />improvements, and remainder parcels. <br />Assumptions and limiting conditions. <br />Resources such as information available in the market or from past relevant <br />appraisals, sales data, listings, field inspections, interviews with brokers and <br />Assessor's information. <br />The estimate will address proposed acquisitions as if free and clear of hazardous <br />materials and with marketable title. <br />The field review and the right of way estimate will not include: <br />Cost information for utility relocations, clearance/demolition, construction contract <br />work, and hazardous materials mitigation. <br />Contact with owners or occupants or performing internal inspections of the <br />subject properties.
