<br />(b) <br /> <br />disclosed <br /> <br />an <br /> <br />accurate <br /> <br />that <br /> <br />would <br /> <br />be <br /> <br />by <br /> <br />Facts <br /> <br />survey <br /> <br />and/or <br /> <br />a <br /> <br />inspection <br /> <br />reasonably <br /> <br />thorough <br /> <br />of <br /> <br />the <br /> <br />Property. <br /> <br />(c) <br /> <br />Present and future laws, ordinances, regulations, <br /> <br />restrictions, <br /> <br />or orders of any federal, <br /> <br />or <br /> <br />state, <br /> <br />county, <br /> <br />municipal government or of any public authority, including, <br /> <br />without <br /> <br />zoning <br /> <br />restrictions <br /> <br />limitation, <br /> <br />any <br /> <br />other <br /> <br />and <br /> <br />imposed by governmental authority. <br /> <br />8. <br /> <br />Closing Costs. <br /> <br />All closing costs, <br /> <br />including but not <br /> <br />limited <br /> <br />and <br /> <br />recording <br /> <br />fees, <br /> <br />transfer <br /> <br />taxes <br /> <br />to <br /> <br />escrow <br /> <br />costs, <br /> <br />property inspection fees, and title insurance fees shall be paid <br /> <br />by <br /> <br />the <br /> <br />Optionee. <br /> <br />bond s , <br /> <br />Real <br /> <br />taxes, <br /> <br />assessments, <br /> <br />property <br /> <br />insurance and similar items shall be prorated to the close of <br /> <br />escrow <br /> <br />in <br /> <br />with <br /> <br />company <br /> <br />the <br /> <br />title <br /> <br />the <br /> <br />of <br /> <br />accordance <br /> <br />custom <br /> <br />handling escrow. <br /> <br />9. <br /> <br />Assignment of Option. <br /> <br />The Option may be exercised only <br /> <br />by the Optionee, and any assignment, transfer, or sale of this <br /> <br />Option, <br /> <br />directly <br /> <br />indirectly, <br /> <br />notice, <br /> <br />or <br /> <br />shall, <br /> <br />without <br /> <br />automatically and immediately terminate the Option and all rights <br /> <br />of the Optionee under this Option Agreement. <br /> <br />10. <br /> <br />Notices. <br /> <br />Unless otherwise provided herein, any notice <br /> <br />to <br /> <br />be <br /> <br />given <br /> <br />either <br /> <br />be <br /> <br />the <br /> <br />other <br /> <br />hereunder <br /> <br />by <br /> <br />party <br /> <br />to <br /> <br />may <br /> <br />effected by personal delivery <br /> <br />in writing or by <br /> <br />registered or <br /> <br />certified mail, <br /> <br />postage prepaid, <br /> <br />and <br /> <br />return receipt requested, <br /> <br />unless sooner received shall be deemed communicated as of 3 days <br /> <br />from mailing. <br /> <br />shall be addressed as set forth <br /> <br />Mailed notices <br /> <br />4 <br /> <br />ClJ <br />CJ'. <br />Q <br />-J <br />ClJ <br />~ <br />Cf"J <br />N <br /> <br />œ <br />CJ! <br />Q <br />'I <br />N <br />Q <br />~ <br />... <br />
