Greystone Homes, Inc., a Delaware corporation (the "Lot 1 <br />Owner"), is the owner of approximately 8.576 gross acres of vacant <br />land located in the City of Redwood city, County of San Mateo, <br />State of California, as more particularly described in Exhibit A <br />a t'tached hHreto (" Lot 1"). <br /> <br />B. Grantor is the owner of approximately 4.948 gross acres <br />of vacant land located in the city of Redwood City, County of San <br />Mateo, State of California, as more particularly described in <br />Exhibit B attached hereto ("Lot 2"). <br /> <br />C. Grantee has requested nonexclusive easements for the <br />limited purposes of (i) operating, repairing and m::d nt¡,;d.ning <br />underground water 11nes through that certain and limited portion of <br />Lot 2 described in Exhibit C attached hereto and depicted in <br />Exhibit D attached hereto (the "Easement Area") and (ii) Grantee <br />having emergency access to Lot lover the Easement Area. <br /> <br />D. Grantee is requiring the granting of the nonexclusive <br />easements under this Agreement as a condition to the Lot 1 Owner's <br />development of Lot 1 for residential uses. It is anticipated that <br />the nonexclusive easements granted under this Agreement will be of <br />direct benefit and advantage to the Lot 1 Owner. <br /> <br />E.
