County Land Exchange Coordination <br /> <br />• Review background materials including appraisals, zoning, Invitation to <br />Negotiate; soils reports, road alignment; sailing school operations <br />• Coordinate obtaining appraisals of properties to be exchanged, analyze <br />appraisals in comparison to County appraisals, and provide memo of analysis <br />• Coordinate obtaining parcel subdivision map for retention of waterfront area <br />for City owned parcel <br />• Coordinate drafting terms of Purchase and Sale Agreement (PSA), and lease <br />agreement for homeless shelter with City Attorney and City Manager’s office <br />• Meetings with County and City staff for negotiations of parcel subdivisions, <br />value of parcels and terms of PSA <br />• Draft City staff report and resolution for City Council approval of PSA and <br />lease agreements, and review County staff reports for Board approvals <br />• Obtain title reports and open escrow for property transfer, review escrow <br />instructions <br /> <br />2. Negotiations related to the County parking garage <br /> <br />• Review background information including letter of intent and memoranda; <br />• Assist with negotiations of land value; <br />• Analyze parking structure construction costs per space; <br />• Assist with negotiations for location of city spaces; <br />• Assist with negotiations of parking purchase/lease agreement; <br />• Assist with negotiations of operating/maintenance cost payments; and, <br />• Draft staff report for acquisition and operating cost agreement <br /> <br /> <br /> <br /> <br />6.1.F. - Page 5
