1. City shall provide a geotechnical report and utility, property and topographic surveys of the project site, upon which ELS will rely. 2 Services related to identification or removal of hazardous materials is excluded. 3. Hourly billing rates are subject to revision on January 1, 2021 and 2022 in accordance with cost of living adjustments. Revisions to hourly rates will require a further amendment. F. ADDITIONAL SERVICES Certain items of work are not included in this amendment but can be performed as additional services if required, subject to executing a further amendment. These items include, but are not necessarily limited to the following: 1. Providing out-of-town travel in addition to that specified. 2. Providing professional renderings or models, and ELS effort required to coordinate with special rendering for model -making consultants. 3. Building code variances or modifications, if required, will be provided as an additional service. 4. Preparing Project Record Drawings, As -Built Drawings, and/or As -Built BIM documentation. ELS will include updates to the BIM as part of the Bulletin process. 5. Design and engineering of any new gas service by PG&E or other gas utility. 6. Design and engineering for relocation of the high voltage power lines, including the undergrounding of such utilities and/or related design and engineering for shared and joint trenches for such utilities. G. SUSPENSION/EXTENSION/COMPLETION If the project is suspended for more than three months, fees could be subject to renegotiation to consider the additional cost of working in a later time period. Basic services end at the completion of the construction period, which is assumed to be two years, maximum. Effort beyond a maximum two-year construction period could be subject to additional services H. EXCLUSIONS The following items of work are excluded: 1. Removal of hazardous materials. 2. Site, boundary, utility and topographic survey. 3. Geotechnical analysis and soils report. 4. Obtaining and paying for construction permits. Paying for LEED Building Registration and Certification or similar building owner credential.
