<br />REPORT <br /> <br />6.2C <br />Page 1 <br /> <br />T9 the Honorable Maygr and City Council <br />From the C.itManaer <br /> <br />February 13, 2006 <br /> <br />Subject <br />Final Acceptance - Northumberland Townhomes (300 Northumberland Avenue) <br /> <br />Recommendation <br />Accept the construction improvements for Northumberland Townhomes, and release <br />the bonds following the submission of a one-year Warranty Bond in the amount of <br />$7,700.00, in accordance with paragraph 8 of the Subdivision Agreement. <br /> <br />Background <br />On July 11, 2005, the City Council approved the Agreement for the construction <br />Improvements for the Northumberland Townhomes (8-unit condominium conversion <br />project). The City-approved permits for the Northumberland Townhomes required the <br />developer to install new water service lines for each unit, new street light lamps, and <br />new curb & gutter and construct new landscaping area. <br /> <br />The developer, A & J, LLC, has completed the construction of improvements in <br />accordance with the Agreement, the plans and specifications, and to the satisfaction of <br />Engineering and Construction Services. <br /> <br />The developer provided a Faithful Performance bond and a Labor & Material bond, <br />each in the amount of $77,000.00, which can now be released following the submission <br />of a Warranty Bond in the amount of $7,700.00. <br /> <br />Alternative <br />The only alternative is to not accept the improvements, which would be contrary to <br />council action. <br /> <br /> <br />Fiscal Impacts <br />There is no impact to the City.
