rent exceeding maximum rent for the lowest income category for which that family <br />qualifies. For example, if a Very Low Affordable Unit is rented to a household that qualifies <br />as an Extremely Low Income Household, the rent for that Very Low Affordable Unit shall <br />not exceed Maximum Rent for Extremely Low Income Households. These affordability <br />restrictions are set forth more fully in the Affordability Covenants. Contractor shall perform <br />services and comply with all other terms and conditions set forth in this Agreement, <br />including its Exhibits, and shall cause to be recorded through escrow, the security <br />instruments set forth in Exhibit "A" and "C". City may execute and record a Request for <br />Notice of Default substantially in the form attached hereto as Exhibit "D" and incorporated <br />herein by reference. <br />If Contractor violates the Affordability Covenants, discontinues the above- <br />mentioned uses at the subject Property, or uses the Property or any portion thereof, for <br />purposes other than what has been described in this Section without first obtaining the <br />prior written consent of the City, Contractor shall be in default of this Agreement and <br />agrees to pay the City, upon demand, the full amount of the Redwood City financial <br />assistance provided to assist in the refinancing of the Property, provided however <br />Contractor shall have sixty (60) days to cure the default after receipt of a notice of default <br />is provided in writing by the City. The restrictions imposed upon the Property as set forth <br />in this Section shall remain in full force and effect for the term of the Loan regardless of <br />whether the Loan is paid off before its maturity date. <br />4. CHANGES TO PROJECT.
