ATTY/RESO.0058/PC RESO GRANTING APPROVAL OF AN ARCHITECURAL PERMIT – 515 CLEVELAND <br />REV: 06-26-18 PR <br />Page 13 of 17 <br />replaced impervious area; treatment measures and hydraulic sizing calculations; a listing of source control and site design measures to be implemented at the site; saturated hydraulic conductivity rate(s) at relevant locations or hydrologic soil type (A, B, C or D) and source of information; elevation of high seasonal groundwater table; and a brief summary of how the project is complying with Provision C.3 of the MRP. [COA][ENGINEERING] 43. Stormwater BMPs - Stormwater Pollution Prevention Program Best Management Practices (BMPs) for construction shall be implemented to protect water quality, in accordance with the approved Stormwater Pollution Prevention Plan (SWPPP). BMP plan sheets are available electronically for inserting into project plans. [SDR][ENGINEERING] Street Infrastructure Improvements 44. Streetlights - New streetlights shall be installed, if needed, as determined by the City Engineer. Existing streetlights currently located on utility poles to be removed by the project shall be replaced in a similar location. Building plans shall include photometric plans to demonstrate that lighting levels meet with City Standards, including providing minimum intersection safety lighting levels at the Cleveland/Harrison and Harrison/Duane intersections. The style and location of all streetlights shall be as determined by the City Engineer and Planning Manager. [SDR][ENGINEERING] 45. Sidewalk Improvements – The project shall include the installation of City Standard concrete sidewalks along the Harrison Avenue and Cleveland Street frontages, as well as bulb-outs with directional curb ramps across Harrison on both sides of the Duane intersection and across Duane at the northern side of the Duane/Harrison intersection. [COA][ENGINEERING] 46. Green Infrastructure Improvements – A bioretention area shall be included in the project frontage along Harrison Avenue sized to treat the half street tributary area of the project frontage up to Duane Street. [COA][ENGINEERING] 47. Repair or Replace Street Infrastructure - Restore streets surrounding the project site to the satisfaction of the City Engineer at project completion. Include a separate striping and signing sheet in the Building Permit plans. The City Engineer shall approve the preferred layout of pavement markings. [SDR][ENGINEERING] 48. Reconstruction of Frontage Streets - The City has identified the need for street reconstruction along Cleveland Street fronting the project site. The reconstruction area shall include the full width of Cleveland Street, from where the concrete street section begins near Harrison Ave through the intersection with the public alley. The project shall include a minimum of a slurry seal over the full width of Harrison Avenue along the project frontage and through the intersection with Cleveland. The project shall also include a minimum of a slurry seal over the full width of the public alley fronting the project site. [SDR][ENGINEERING] Construction-Related Activities 49. Verification for Dimensions – All dimensions, including building location on the site, setbacks, building height, etc. shall be verified by a licensed surveyor. A survey report shall be provided to the Building Inspector for review and approval. [COA][BUILDING] 50. Sales and Use Taxes – Applicant shall use good faith efforts to register with the Board of Equalization to create an ID prior to project construction and operation.
