<br />EXHIBIT "ONE" <br /> <br />Lot 2, Block 1 as shown on that certain map entitled, "Jefferson Acres, Redwood City, <br />California", which map was filed in the office of the Recorder of the County of San Mateo, <br />State of California, on March 24, 1922, in Book 11 of Maps at Pages 1 and 2. <br /> <br />Excepting therefrom the following described Parcel of land. <br /> <br />Beginning at a point on the dividing line between Lots 2 and 3 in said Block 1, distant <br />thereon South 45° 27.5' East 127.54 feet from the Southeasterly line of Jefferson Avenue <br />as shown on the map above mentioned; thence from said point of beginning South 45 ° <br />27.5' East along said dividing line 50 feet to the SorÙ:heasterly line of said Lot 2; thence <br />along the Southeasterly and Southwesterly line of said Lot 2, South 44° 32.5' West 50 <br />feet and North 45 ° 27.5 feet; thence Northeasterly in a direct line crossing said Lot 2, to <br />the point of beginning. <br /> <br />Also excepting therefrom that portion described in the Deed to the City of Redwood City, <br />recorded April 10, 1963 in Book 4431 at page 415, Official Records, more particularly <br />described as follows: <br /> <br />Beginning at the most Northerly corner of said Lot 2, thence South 45° 27' 30" East along <br />the Northeasterly line of said Lot 2, a distance of 4.61 feet to a point of intersection with a <br />curve of radius 2581.21 feet, radial line to said intersection point bears South 55° 45' 33" <br />East; thence Southwesterly along said curve, concave right, through a central angle of 1 ° <br />05' 33", an arc distance of 49.22 feet to a tangent point on a line, said line being parallel <br />to and 5.00 feet Southwesterly measured at right angle from the Northwesterly line of said <br />Lot 2; thence South 350 20' West along said parallel line a distance of 1.50 feet to the <br />Southwesterly line of said Lot 2; thence North 45 ° 27' 30" West along said Southwesterly <br />line of Lot 2; a distance of 5.07 feet to the Northwesterly line of said Lot 2; said <br />Northwesterly line of Lot 2; being the Southeasterly line of Jefferson Avenue, 70.00 feet in <br />width; thence North 35 ° 20' East along said Southwesterly line of Lot 2, a distance of <br />50.64 feet to the point of beginning. <br /> <br />Joint Plant No: 053-001-0 11-44A <br />Assessors Parcel No: 053-011-440 <br />
