APPENDIX <br />Site 06: Bradford Street/ Redwood Creek <br />Opportunities <br />• Potential for a key recreational corridor/linear park link between <br />the Bay Trail, new development east of HWY 101, and Downtown <br />Redwood City. <br />• Potential for restoration of Redwood Creek leading out to San <br />Francisco Bay and the adjacent wetland area. <br />• Potential for a complete trail on the northern side of Redwood Creek <br />(as stipulated by the North Main Street Precise Plan). <br />• A pedestrian/bicycle trail leading from east of HWY 101 into <br />the downtown along both sides of Redwood Creek could further <br />encourage the redevelopment of adjacent properties while providing <br />an important, multi -modal key link to the Downtown core. <br />Site Summary <br />This site is very different from the others in this study given its <br />larger size, distant location, lack of visibility, and the fact that it <br />has a tidally -influenced creek running through it. That said, this <br />site does provide a great opportunity for environmental restoration, <br />recreation, and connectivity between the Bay Trail, new development <br />east of HWY 101, and the downtown core. For these reasons, the <br />Bradford Street/ Redwood Creek site should be given special <br />consideration through this process. <br />VII SITE ASSESSMENT <br />Opportunities and Constraints <br />Constraints <br />• This site is largely outside of the Downtown Precise Plan Boundary <br />and does not meet the Precise Plan's objective to build a new public <br />park in Downtown Redwood City. <br />• The site is somewhat isolated from the core of Downtown and much <br />of it is adjacent to private properties with limited public access. <br />• The site is tidally influenced and is mostly undevelopable for buildings <br />due to the creek that runs through the center of it. <br />There is limited opportunity for "eyes on the park." <br />Given that much of this site is planned for in the North Main Street <br />Precise Plan, there are different regulations that apply here than <br />apply to Sites 1-5 - most notably the stipulation that all future <br />development adjacent to the creek include a trail along the entirety <br />of the development's frontage.
