26.4 <br /> <br />26.4 Conditional Uses. <br /> The following uses are permitted in the CBR District subject to first securing a use permit <br />therefor: <br /> <br />A. Clothing sales of used clothing; <br /> <br />B. Cocktail lounges; <br /> <br />C. Day care centers if the facilities are not in conjunction with the adjoining businesses; <br /> <br />D. Health clubs and gyms; <br /> <br />E. Hotels and motels; <br /> <br />F. Liquor stores; <br /> <br />G. Laundry and dry-cleaning establishments with plant on premises; <br /> <br />H. Ground-floor-dependent offices; <br /> <br /> I. Parking lots and garages; <br /> <br />J. Pet shops, including grooming; <br /> <br />K. Public and quasi-public uses; <br /> <br />L. Residential units located on the ground floor; <br /> <br /> M. Restaurants, cafes, and bars, including the sale of liquor and other alcoholic beverages, and <br /> including catering establishments when food is also sold on the premises; <br /> <br />N. Restaurants with exterior seating; <br /> <br /> O. Sale of second-hand items; <br /> <br /> P. All new businesses which have an area greater or equal to five thousand (5,000) gross square feet: <br /> <br /> Q.
