The property is zoned IP <br />and designated as Commercial - Regional in the General Plan. The site is currently <br />developed with a one-story 23,087 square foot commercial building that was previously <br />occupied by a gym (Crunch Fitness) and a restaurant (Chef Peking). A total of 101 surface <br />parking spaces exist on-site. <br />The site is a corner lot with frontages along Whipple Avenue, Veterans Boulevard, and <br />Convention Way. The lot is generally flat and has access from Convention Way. The <br />entirety of the existing building, the majority of the surface parking, and the access into the <br />site is located on one parcel. The second parcel is a small sliver of land that contains <br />additional surface parking.
