Accept the construction improvements for 815 Hamilton, and authorize the release of the bonds <br />in accordance with the Subdivision Improvement Agreement <br />2. Approve and authorize the City Manager to execute the First Amendment to Stormwater <br />Treatment Measures Maintenance Agreement with Hamilton & Winslow Properties, LLC <br />STRATEGIC INITIATIVE <br />Economic Development <br />BACKGROUND <br />On October 26, 2015 the City Council approved the Improvement Agreement for the 815 Hamilton <br />Development. This development consists of a 5 -story, 68,583 square foot mixed-use office/retail <br />building with two levels of underground parking connecting to the City -owned Jefferson parking garage. <br />The Construction Permit, approved and issued by the City, required the developer to make on-site and <br />off-site improvements. Improvements include the subterranean garage, new sewer, storm and water <br />services, a new storm drain mains, a new 8" water main, a new fire hydrant, sidewalk modifications per <br />Downtown Precise Plan standards, trees, and street lighting. The total value of improvements <br />completed is estimated at $1,141,614.00. <br />ANALYSIS <br />The developer, Hamilton & Winslow Properties, LLC, has completed the construction of improvements <br />in accordance with the Improvement Agreement, the plans and specifications, the conditions of <br />approval and tentative map, and to the satisfaction of the City's Engineering and Transportation <br />Division. <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcitV.org <br />10 <br />
