Upon reviewing the application it was determined that <br />the preparation of a tentative parcel map could be waived pursuant to Section 30.12 of the <br />Redwood City Subdivision Ordinance. <br />Section 30.12 of the Subdivision Ordinance states that where a proposal is to combine or merge two <br />(2) or more parcels for the purpose of creating one or more larger building sites, the Planning <br />Director has the authority to waive the preparation of a tentative parcel map and the procedures <br />required incident thereto upon determining that the lot merger does not warrant such procedures <br />because of size, location, or the fact such lots are a part of a previously recorded subdivision. As <br />such, and with respect to the subject proposed parcel merger, the following conditions are noted: <br />The two subject parcels are owned by Kaiser Permanente and are separated by Walnut <br />Street. The smaller of the two parcels (APN 052-376-030) is developed with a surface <br />parking lot that serves the Kaiser hospital and medical offices that are located on the other <br />larger parcel (APN 053-202-140). <br />• The areas to be merged with the Kaiser parcels consist of previously abandoned rights-of- <br />way and public utility easements that will be abandoned with the final map, and said areas <br />are immediately adjacent to the Kaiser -owned parcels. <br />The proposed merged parcels will be consistent with the General Plan designation of <br />Hospital and the Downtown Medical Campus Precise Plan in that: <br />o Hospitals, medical offices, and related facilities and services, including parking lots <br />and garages, are permitted uses under the General Plan and Precise Plan. <br />Pagel of 2 <br />117 <br />
