REV: 02-02-23 VR <br />EXHIBIT “A” <br />SCOPE OF SERVICES AND FEE <br />SCOPE OF SERVICES <br />Consultant will provide the following real estate services for the City on an as-needed <br />basis. The direction of Consultant's work will be provided by the City Manager, and/or <br />Assistant City Manager/Community Development Director and/or Deputy City Manager, <br />and/or Economic Development Director and/or Housing Leadership Manager. <br />Real estate consultant services consisting of the following: <br />1. Highest and best use analyses <br />2. Alternative financing options <br />3. Fair market value and re-use analyses <br />4. Evaluation of development costs <br />5. Evaluation of financial projections <br />6. Real estate transaction structuring <br />7. Support in real estate negotiations <br />8. Consultation on development strategies <br />9. Market positioning of projects <br />10. Housing policy and development analysis including market rate and affordable <br />housing <br />11. Research on development issues and corporate due diligence <br />12. Feasibility analysis of development sites <br />13. Support in briefings or public meetings <br />14. General real estate coordination activities as directed by the City <br />FEES <br />Consultant shall be compensated on a time and materials basis based on the following billing <br />rates and terms: <br />•$206 per hour for William Lee <br />•$143 per hour for Tanya Chiranakhon <br />Consultant shall invoice the City on a monthly basis. Any rate changes will be in a form of an <br />amendment. Expenses directly related to this agreement shall be billed at actual cost for <br />reimbursement. <br />ATTY/AGR.2023/Amend.
