Zones and Zone Restrictions

The Electronic Arts campus has been divided into
development "zones," each of which incorporates
the buildings, related parking and open space
improvements, and any easements or accompany-
ing site improvements necessary for development
within a zone as it is developed over time. This
differs from a phasing plan in that, other than the
development of the first zone, development of a
zone can take place at any time and Electronic
Arts will be given some limited flexibility to vary
building sizes and heights within each zone. This
allows the building development program to
respond to a number of criteria, both market and
design related, according to the following goals as
agreed by Redwood City and Electronic Arts:

Adopt to future market conditions.
. Allow variation in floorplate size.
. Allow variation in building height.

Allow for cost effective buildings.
. Optimize building structural system.
. Accommodate geotechnical conditions across
the site.

Match capacities of Transportation
Improvement Projects
. Increase program based on specific improve-
ments.
. Tailor participation in improvements related to
specific project benefit.

Create a visually Interesting setting.
. Vary heights instead of maintaining same uni-
form height.
. Create opportunity for one or more architec-
turally distinguished corporate signature build-
ings
. Improve on the collective image of Shores
Business Park by adding ä distinguished
massing of buildings.
. Taller buildings assemble development pro-
gram vertically, conserving available ground
plane as a project resource.

Create more desirable open spaces.
. Minimize shadowing of open spaces through
use of adjacent low-rise buildings offset by
taller building elsewhere on the site.
. Minimize shadow impacts on surrounding resi-
dential buildings.

Zone Restrictions

The following restrictions for each zone have been
developed as a means of guiding the. future devel-
opment of the campus with a range of perfor-
mance expectations for height and program. The
table illustrates the minimum and maximum
amount of GBFA and building height for each zone
in order to ensure that the Development will be
balanced over the site and the final program will
not exceed 1,000,000 square feet of GBFA with
an additional 50,000 square feet of GBFA as an
accessory building:

ZONE RESTRICTIONS TABLE

Buildings Height Program
(# of stories) (sq. ft. GBFA

The Zone Restrictions Plan illustrates the bound-
ary of each zone.

*The maximum height of any permanent structure in any zone may not
exceed 130 feet above mean sea level.

UThe total in this column exceeds 1,000.000 sq, ft, GBFA. However.
maximum GBFA on the site is limited to 1,000.000 sq, ft, by the
Development Agreement.

*UDoes not include a 50,000 sq. ft, special purpose accessory
building,

H-~

6
