Owner shall, at Owner's own cost and expense, construct <br />all of the improvements ("Improvements'), furnish all the materials, and do all the work <br /> <br />hereinafter described, in accordance with, and as provided for in the plans prepared for <br />Owner by Brian Kangas Foulk, Civil Engineers, entitled, "Plans for the Improvement of <br /> <br />One Maple Street Subdivision" and "Plans for the Improvement of Intersection of Maple <br />Street and EI Camino Franklin Street Phase A" and in accordance with City's revised <br /> <br />specifications entitled, "Engineering Standards for the City of Redwood City", adopted <br />January 5, 1998, which plans and specifications are on file in the office of the City <br /> <br />Engineer. Said Improvements shall also be constructed in strict compliance with the <br />provisions of Chapter 30 of the Code of the City of Redwood City, the subdivision <br /> <br />regulations of said City. To the extent that a conflict exists between the plans and <br />specifications and said Chapter 30 in regard to the standard for a particular <br /> <br />improvement, the stricter standard shall govern. <br /> <br />Owner shall complete all of the <br /> <br />Improvements, subject to time extensions allowable under Paragraph 11, on or before <br />October 4, 2002. The Improvements shall include, but are not necessarily limited to, all <br /> <br />of the following: <br />a. grading, paving. <br />b. curbs, gutters, sidewalks, driveways. <br />c. sanitary sewer system, complete. <br />d. water system, complete. <br />e. storm drainage system, complete. <br />f. street lighting and traffic signal system, complete. <br />g. street monuments, street trees. <br />h. landscaping and irrigation system, complete. <br />i. joint utility trenching. <br />j. street signing and striping, complete. <br />k. all work and costs associated with abandonment of utilities in the <br />vacated portion of Franklin Street ( including the Brooks/MCI <br />Worldcom fiber optical cable but excluding the Pacific Bell fiber optical <br />cable ). <br /> <br />Agmt-357 <br />AK/djk <br />F :/5 ha red/R edwood/Co u ncil <br />5/22/00 5/31/00R <br /> <br />2 <br />
