<br />Irvine shall complete all of the Street Improvements, subject to such <br /> <br />exceptions and time extensions allowable under paragraph 11, according to a <br /> <br />schedule approved by City; provided that the Street Improvements shall be <br /> <br />completed no later than October 31, 1999. The Street Improvements shall <br /> <br />include, but are not necessarily limited to, all of the following: <br /> <br />grading, paving <br /> <br />(a) <br />(b) <br /> <br />curbs, gutters, sidewalks <br /> <br />utility line relocation <br /> <br />(c) <br />(d) <br /> <br />retaining wall and railing construction <br /> <br />(e) <br /> <br />storm drain system construction <br /> <br />and all other work, improvements, appurtenances, or related construction <br /> <br />Provisions, conditions of permits, and such additional improvements as <br /> <br /> <br />required by, or mentioned in, the Plans/Specifications, Standards, and Code <br /> <br />reasonably determined necessary by the City Engineer to complete said <br /> <br />improvements. <br /> <br />2, Property Interests. The parties acknowledge that, as of the date <br /> <br />hereof, Irvine does not possess property rights or interests in the Street Parcel <br /> <br />sufficient to allow Irvine to construct the Street Improvements and that Irvine has <br /> <br />a contingent interest in Irvine's Property.
