Owner shall, at Owner's own cost and expense, construct all <br /> <br />of the improvements ("Improvements'), furnish all the materials, and do all the work hereinafter <br /> <br />described, in accordance with, and as provided for in the plans prepared for Owner by Macleod <br /> <br />and Associates, Inc., Civil Engineers, entitled, "Improvement Plans - Hope Court Subdivision", <br /> <br />and in accordance with and as provided for, in those certain specifications entitled, <br /> <br />"Supplemental Specifications for Civil/landscape/Irrigation Improvements", as well as City's <br /> <br />revised specifications entitled, "Engineering Standards for the City of Redwood City", adopted <br /> <br />January 5, 1998, which plans and specifications are on file in the office of the City Engineer. <br /> <br />Said Improvements shall also be constructed in strict compliance with the provisions of Chapter <br /> <br />30 of the Code of the City of Redwood City, the subdivision regulations of said City. To the <br /> <br />extent that a conflict exists between the plans and specifications and said Chapter 30 in regard <br /> <br />to the standard for a particular improvement, the stricter standard shall govern. Owner shall <br /> <br />complete all of the Improvements, subject to time extensions allowable under Paragraph 11, on <br /> <br />or before July 12, 2001. The Improvements shall include, but are not necessarily limited to, all <br /> <br />of the following: <br /> <br />(a) grading, paving <br />(b) curbs, gutters, sidewalks, driveways <br />(c) sanitary sewer system, complete <br />(d) water system, complete <br />(e) storm drainage system, complete <br />(f) street lighting system, complete <br />(g) street monuments, street trees <br />(h) landscaping and irrigation system complete <br /> <br />(i) joint utility trenching, complete <br />(j) all improvements described as conditions of Planned Development Permit <br />No. 10312-9, heretofore issued for said subdivision, <br /> <br />Agmt-227 <br />F :/shared/Redwood/Counci I <br />FXS:djk <br />07/01/99, 07/06/99R, 07/07/99R <br /> <br />2 <br />
