1. IMPROVEMENTS. Owner shall, at Owner's own cost and expense, construct all of the improvements ("Improvements'), furnish all the materials, and do all the work hereinafter described, in accordance with, and as provided for in the plans prepared for Owner by Wilsey Ham, Civil Engineers, entitled, "Plans for the Improvement of Bair Island Marina Subdivision", and in accordance with and as provided for, in those certain specifications entitled, "Supplemental Specifications for Civil/Landscape/Irrigation Improvements", as well as City's revised specifications entitled, "Engineering Standards for the City of Redwood City", adopted January 5, 1998, which plans and specifications are on file in the office of the Manager, Engineering and Construction. Said Improvements shall also be constructed in strict compliance with the provisions of Chapter 30 of the Code of the City of Redwood City, the subdivision regulations of said City. To the extent that a conflict exists between the plans and extensions allowable under Paragraph 11, on or before September 21, 2000. Improvements shall include, but are not necessarily limited to, all of the following: The specifications and said Chapter 30 in regard to the standard for a particular improvement, the stricter standard shall govern. Owner shall complete all of the Improvements, subject to time (a) grading, paving (b) curbs, gutters, sidewalks, driveways (c) sanitary sewer system, complete (d) water system, complete (e) storm drainage system, complete (f) street lighting system, complete (g) street monuments, street trees (h) retaining wall, complete (i) landscaping and irrigation system, complete 0) joint utility trenching (k) street signing and striping, complete (I) all improvements described as conditions of Planned Development Permit No. 10309-7, heretofore issued for said subdivision, -2- Agmt-201 DES:djk F :/Shared/Redwood/Council/ Ag mt 09/15/98 09/21/98R
