<br />Exhibit "C" <br /> <br />Conditions for the vacation of a 13 ft. wide by 100 ft. <br />long strip of Beech Street to the owners of 426 Hilton. <br /> <br />a. The property at 426 Hilton shall remain single family residential with no increase in <br />development potential as long as the property size is less than that permitted by ordinance <br />for R- 4. de'Velüþl';'"cpt. <br /> <br />b. Applicant shall extend curb, gutter and sidewalk (including ADA access) along Hilton Street <br />for a distance I foot southwesterly beyond the area to be vacated, as depicted on the map <br />attached as Exhibit "B" <br /> <br />c. Plans shall be prepared to City standards for improvements to curbs, gutters, sidewalk in front <br />of property to the satisfaction of the City's Engineering Division. The applicant shall submit an <br />Engineer's Estimate for all offsite work, apply for a construction permit, pay all fees, and furnish <br />all security and insurance required by the City's Engineering Division. <br /> <br />d. The applicant shall complete to the City's satisfaction all the construction improvements within <br />one year from the approval date of the Resolution to Provisionally Vacate. If the applicant does <br />not complete the construction of the improvements, the City of Redwood City shall have the <br />authority to use the security to complete the construction. <br /> <br />~~ <br /> <br />e. For the purposes of determining setbacks for fencing, the new northeast property line created on <br />Beech Street shall be treated like an interior lot, except that site distance requirements shall be <br />applied at Hilton Street. <br />
