<br />1. <br /> <br />IMPROVEMENTS. Owner shall, at Owner's own cost and expense, construct all <br /> <br />of the improvements ("Improvements'), furnish all the materials, and do all the work hereinafter <br /> <br />described, in accordance with, and as provided for in the plans prepared for Owner by Carroll <br /> <br />Engineering, Civil Engineers, entitled, "Improvement Plans - Va Iota Estates", and in <br /> <br />accordance with and as provided for, in those certain specifications entitled, "Supplemental <br /> <br />Specifications for Civil/Landscape/Irrigation Improvements", as well as City's revised <br /> <br />specifications entitled, "Engineering Standards for the City of Redwood City", adopted <br /> <br />February 24, 1997, which plans and specifications are on file in the office of the Manager, <br /> <br />Engineering and Construction. <br /> <br />Said Improvements shall also be constructed in strict <br /> <br />compliance with the provisions of Chapter 30 of the Code of the City of Redwood City, the <br /> <br />subdivision regulations of said City. To the extent that a conflict exists between the plans and <br /> <br />extensions allowable under Paragraph 11, on or before November 17, 1999. <br /> <br />The <br /> <br /> <br />specifications and said Chapter 30 in regard to the standard for a particular improvement, the <br /> <br />stricter standard shall govern. Owner shall complete all of the Improvements, subject to time <br /> <br />Improvements shall include, but are not necessarily limited to, all of the following: <br /> <br />(a) grading, paving <br />(b) curbs, gutters, sidewalks, driveways <br />(c) sanitary sewer system, complete <br /> <br />(d) water system, complete <br />(e) storm drainage system, complete <br />(f) street lighting system, complete <br />(g) street monuments, street trees <br />(h) landscaping and irrigation system complete <br />(i) joint utility trenching <br />U) all improvements described as conditions of Planned Development Permit <br />No. 10301-7, heretofore issued for said subdivision, <br />and all other work, improvements, or construction required by or mentioned in the <br /> <br />abovementioned plans and specifications, conditions of permits and all construction, <br /> <br />-2- <br /> <br />Agreement - Valota Estates <br />11/7/97 <br />
