<br />1. <br /> <br />IMPROVEMENTS. Owners shall, at Owners' own cost and expense, construct <br /> <br />all of the improvements ("Improvements'), furnish all the materials, and do all the work <br /> <br />hereinafter described, in accordance with, and as provided for in the plans prepared for <br /> <br />Owners by Brian Kangas Foulk, Civil Engineers, entitled, "Plans for the Improvement of 440 <br /> <br />and 450 Broadway," and in accordance with, and as provided in, those certain specifications <br /> <br />entitled, "Supplemental Specifications for Civil/Landscape/Irrigation Improvements," as well as <br /> <br />City's revised specifications entitled, "Engineering Standards for the City of Redwood City", <br /> <br />adopted January 5, 1998, which plans and specifications are on file in the office of. City's <br /> <br />Engineering Manager. Said Improvements shall also be constructed in strict compliance with <br /> <br />the provisions of Chapter 30 of the Code of the City of Redwood City, the subdivision <br /> <br />regulations of City. To the extent that a conflict exists between the plans and specifications <br /> <br />standard shall govern. <br /> <br />Owners shall complete all of the Improvements, subject to time <br /> <br /> <br />and said Chapter 30 in regard to the standard for a particular improvement, the stricter <br /> <br />extensions allowable under Paragraph 11, on or before August 1, 1999. The Improvements <br /> <br />shall include, but are not necessarily limited to, all of the following: <br /> <br />(a) grading, paving; <br />(b) curbs, gutters, sidewalks, driveways; <br />(c) storm drainage system, complete; <br />(d) sanitary sewer system, complete; <br />(e) water system, complete; <br />(f) street lighting system, complete; <br />(g) landscape and irrigation, complete; <br />(h) all improvements described as conditions of Planned Development Permit <br />No. 10306-7, heretofore issued for said subdivision; <br /> <br />and all other work, improvements, or construction required by or mentioned in the <br />abovementioned plans and specifications, conditions of permits and all construction, <br />appurtenances and improvements necessary as reasonably determined by the Engineering <br /> <br />DEs:mge <br />G: IshlSh Redv«>odICou nci IlAgml-163 <br />06117198 <br /> <br />-2- <br />
