<br />Zones and Zone Restrictions <br /> <br />The Electronic Arts campus has been divided into <br />development uzones,n each of which incorporates <br />the buildings, related parking and open space <br />improvements, and any easements or accompany- <br />ing site improvements necessary for development <br />within a zone as it is developed over time. This <br />differs from a phasing plan in that, other than the <br />development of the first zone, development of a <br />zone can take place at any time and Electronic <br />Arts will be given some limited flexibility to vary <br />building sizes and heights within each zone. This <br />allows the building development program to <br />respond to a number of criteria, both market and <br />design related, according to the following goals as <br />agreed by Redwood City and Electronic Arts: <br /> <br />Adopt to future market conditions. <br />. Allow variation in floorplate size. <br />. Allow variation in building height. <br /> <br />Allow for cost effective buildings. <br />. Optimize building structural system. <br />. Accommodate geotechnical conditions across <br />the site. <br /> <br />Match capacities of Transportation <br />Improvement Projects <br />. Increase program based on specific improve- <br />ments. <br />. Tailor participation in improvements related to <br />specific project benefit. <br /> <br />Create a visually interesting setting. <br />. Vary heights instead of maintaining same uni- <br />form height. <br />. Create opportunity for one or more architec- <br />turally distinguished corporate signature build- <br />ings <br />. Improve on the collective image of Shores <br />Business Park by adding a distinguished <br />massing of buildings. <br />. Taller buildings assemble development pro- <br />gram vertically, conserving available ground <br />plane as a project resource. <br /> <br />Create more desirable open spaces. <br />. Minimize shadowing of open spaces through <br />use of adjacent low-rise buildings offset by <br />taller building elsewhere on the site. <br />. Minimize shadow impacts on surrounding resi- <br />dential buildings. <br /> <br />Zone Restrictions <br /> <br />The following restrictions for each zone have been <br />developed as a means of guiding the- future devel- <br />opment of the campus with a range of perfor- <br />mance expectations for height and program. The <br />table illustrates the minimum and maximum <br />amount of GBFA and building height for each zone <br />in order to ensure that the Development will be <br />balanced over the site and the final program will <br />not exceed 1,000,000 square feet of GBFA with <br />an additional 50,000 square feet of GBFA as an <br />accessory building: <br /> <br />ZONE RESTRICTIONS TABLE <br /> <br /> <br /> Buildings Height Program <br /> (# of stories) (sq. ft.
