<br />Landscape Area Plan <br /> <br />Common Area <br />The common area comprises parcels to be grant- <br />ed to the Shores Business Center Association <br />(UShores Center") for shared pedestrian walkways, <br />recreational uses and open spaces which are <br />accessible to the public. They begin as an exten- <br />sion of the existing park area to the west and con- <br />nect together all public amenities of the Shores <br />Center. <br /> <br />Greenbelt Easement Areas <br />Greenbelt easement areas are landscaped ease- <br />ment areas to be granted to the Shores Center for <br />pedestrian use including ingress and egress, land- <br />scaping, pathways, lighting irrigation, open space, <br />and recreational use. They are intended to sup- <br />plement the common areas and provide land- <br />scaped open areas between buildings, between <br />walkways and buildings, and between buildings, <br />parking areas and public roads. The Development <br />Master Plan locates the greenbelt easement <br />areas so as to maximize the public benefit inher- <br />ent in their purpose consistent with the desire of <br />the applicant to develop a campus office complex. <br />The precise location of the greenbelt easement <br />areas are determined by the Architectural Review <br />Committee of the Shores Business Center <br />Association. <br /> <br />Landscape Setback Area <br />All remaining landscaped areas not included <br />within the common area, greenbelt easement <br />area, or the restricted use area (see below) will be <br />subject to restrictions applying to landscaped set- <br />back areas and imposed under the Declaration of <br />Covenants, Conditions, Restrictions and Charges <br />for Commercial Development of the Shores <br />Center. <br /> <br />Restricted Use Area/Central Quad <br />The Central Quad is a large central space that <br />is designed to accommodate multiple uses by <br />tenants of the office buildings, including recre- <br />ation and group activities. The Quad will not <br />be included in the common area, the greenbelt <br /> <br />easement area, or the landscape setback area, <br />although it will be restricted to uses consistent <br />with its intended purpose. <br /> <br />Other Outdoor Amenities <br />The applicant also envisions many other outdoor <br />functions throughout the entire building complex, <br />including recreation fields, outdoor conferencing, <br />and outdoor dining near the cafeteria b~lding. <br /> <br /> <br />~- 12- <br /> <br />10 <br />
