07/24/2006

Planning Commission to undertake the study of said amendments to the Strategic
General Plan and Zoning Map and thereafter submit its recommendations to the City

Council; and

WHEREAS, the City Council further directed that the Planning Commission

initiate the study of amendments to the Strategic General Plan and Zoning Map with

respect to the real property located at 305, 333, 353, 369, and 373 Main Street and

1001 Veterans Boulevard, Redwood City, upon which the existing Land Use designation

is Commercial Office Park and the zoning districts are Industrial Park - Combined

Vehicular (IP-V) and General Commercial (CG); and

WHEREAS, the city council believes that the initiation of amendments to the

Strategic General Plan and the Zoning Map of Redwood City is in the public's interests

as:

1.

Redwood City's Housing Element and ABAG requirements indicate that

Redwood City has a crucial need for more housing; and

2.

The proposed sites at 305, 333, 353, 369, and 373 Main Street and 1001

Veterans Boulevard although not located within the downtown core, are

located proximate to downtown; and

3.

The sites are not located adjacent to any heavy industrial uses, and thus

residential land use can more readily be introduced into the commercial

office neighborhood than it could in other non-residential parts of

Redwood City where heavy industrial impacts are a factor; and

4.

Although the proposed development is not immediately linked to any

proximate housing uses, future redevelopment of some of the properties in

F:Atty/Reso/Reso.1636
072606

14724
Muff # 601

,,------,------,-------, -'- ---------",--------------------",,--------'-----
