Code g 2 11 8j. <br />IMPROVEMENT AGREEMENT <br />707 Bradford Street <br />3f <br />�ROVEMENT AGREEMENT ("Agreement") is made and entered into on this _ day of _ <br />, 2019 ("Effective Date") by and between by and between MP Bradford Associates, <br />L.P., a California limited partnership ("Developer'), and the CITY OF REDWOOD CITY, a <br />charter city and California municipal corporation ("City") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 0.69 acres located within the City of Redwood City, County of San Mateo, State of <br />California, described in Exhibit A, attached hereto and incorporated herein by reference (the "Property"). <br />B. On December 5'h, 2017, the Planning Commission of the City of Redwood City <br />adopted, among other approvals, Resolution No. 17-18, approving the Vesting Tentative Parcel Map for <br />the 707 Bradford Street ("Project"), prepared by BKF Engineers and dated October 4a`, 2017 ("Tentative <br />Map"), subject to certain conditions of approval ("Conditions"). Specifically, Condition 26(c) requires <br />the execution of this Agreement. <br />C. The Conditions require either (1) that certain public improvements for the Project be <br />constructed prior to approval of the parcel map ("Parcel Map"), or (2) that Developer enter into an <br />agreement with City providing for the future construction of such public improvements. <br />D. Developer has submitted the Parcel Map and applied to City for Parcel Map approval <br />without having completed the required public improvements and, therefore, will enter into an agreement <br />with City providing for the future construction and installation of such public improvements, as required <br />by Government Code section 66411.1. <br />E. Developer has submitted to City plans, specifications and drawings entitled 707 Bradford <br />Street Improvement Plans, prepared by BKF Engineers and dated M(trth 11" , 20I (the <br />"Improvement Plans"), which, in addition to other improvements, provide for certain on-site public <br />improvements consisting of street and street light improvements, storm drain systems, domestic water <br />systems, and sanitary sewer systems for the Project (collectively, "Improvements"). <br />F.
