EXHIBIT "A" <br />SCOPE OF SERVICES <br />Consultant will provide the following real estate services for the City on an as -needed <br />basis. The direction of Consultant's work will be provided by the City Manager, and/or <br />Assistant City Manager/Community Development Director and/or Deputy City Manager, <br />and/or Economic Development Director. <br />Real estate consultant services consisting of the following: <br />1. Highest and best use analyses <br />2. Alternative financing options <br />3. Fair market value and re -use analyses <br />4. Evaluation of development costs <br />5. Evaluation of financial projections <br />6. Real estate transaction structuring <br />7. Support in real estate negotiations <br />8. Consultation on development strategies <br />9. Market positioning of projects <br />10. Housing policy and development analysis including market rate and affordable <br />housing <br />11. Research on development issues and corporate due diligence <br />12. Feasibility analysis of development sites <br />13. Support in briefings or public meetings <br />14.
