35. SEVERABILITY. The unenforceability, invalidity, or illegality of any <br />provision of this Lease shall not render the other provisions of this Lease unenforceable, <br />invalid or illegal, and this Lease shall remain in force and effect as if such unenforceable, <br />invalid or illegal provision had never been a part of this Lease. <br /> <br /> 36. CAPTIONS. Captions are included in this Lease for convenience only and <br />do not constitute a part of this Lease. <br /> <br /> 37. NOTICES.
