collect and receive any right to payment of money owing to Tmstor under or from such Personal <br />Property and fixtures. Beneficiary shall not have any duty or obligation to make or give any <br />presentments, demands for performance, notices of non-performance, notices of protest or <br />notices of dishonor in connection with any of such Personal Property or fixtures. <br /> <br /> (t) Upon the occurrence of an Event of Default, Beneficiary shall have with <br />respect to the Personal Property, in addition to all of its rights and remedies as stated in this Deed <br />of Trust, all rights and remedies of a secured party under the UCC as well as all other rights and <br />remedies available at law or in equity. <br /> <br /> (g) PARTS OF THE PERSONAL PROPERTY ARE, OR ARE TO <br />BECOME, FIXTURES ON THE MORTGAGED PROPERTY. This Deed of Trust <br />constitutes a financing statement filed as a fixture filing under Section 9402(6) of the UCC to be <br />filed in the real estate records of the County of San Mateo, California with respect to any and all <br />fixtures included within the term "Mortgaged Property" and with respect to any goods or other <br />Personal Property that may now be or hereafter become a fixture.
