duty to pay. Lessor shall make such payments in order to avoid penalty. Lessee shall <br />compensate Lessor for any real property taxes directly attributable to the value of <br />Lessee's improvements on the Leased Premises, which payment shall be made by Lessee <br />to Lessor within fifteen (15) days after the date Lessee receives written notice from <br />Lessor of the amount due. Lessor's notice to Lessee shall provide documentation <br />reasonably satisfactory to Lessee of the amount of Lessee's portion of such real property <br />taxes. <br />9. UTILITIES. <br />9.01 Payment. Lessee shall pay for all water, gas, heat, light, power, telephone <br />and other utilities and services, if any, supplied to the Leased Premises, together with any <br />taxes thereon. <br />9.02 Access to Electricity. Lessee shall have the right to draw electricity from <br />the electric supply on the Emerald Lake Hills Water Tank Property, if available, provided <br />that Lessee installs a separate meter and main breaker for its electrical service. Lessee <br />shall have the right, at its option and expense, to obtain electrical service from any utility <br />company that provides electric service to the Leased Premises, including the installation <br />of a separate meter and main breaker. Lessee has the right to improve the present utilities <br />on the Leased Premises and to install new utilities (including a standby power generator <br />for Lessee's exclusive use at a location on the Leased Premises acceptable to both <br />parties). Lessee also has the right to bring only underground utilities across the Property <br />in order to service the Leased Premises. The location of the utility lines shall be as <br />required by Lessee and the applicable utility company, provided they do not interfere <br />with other facilities on the Emerald Lake Hills Water Tank Property.
