(i) Each Owner shall be deemed to appoi~ t the Association as his true and lawful attorney-in-~act to act in connection with all matters concerning the maintenance of thc Master Policy. Without limitation on the generality of the foregoing, the Association as said attorney shall have full power and authority to purchase and maintain such insurance, ',to collect ~nd remit the pre,alums therefor, to collect proceeds and to dig tribute the same to the Association, the Owners and their respecti'~ mortgagees (subject to the provisions of this Declaration) as theLr interests may appear, to execute releases of li~bilit~ and to ex~cute documents and to do all things on behalf of the, Owners as shall be necessary or convenient to the accomplisb/nen~ of the fo :egoing, and any insurer may deal exclusively with the Association in regard to such matters. The Association shall~not be re~]~onsible for procurement or maintenance of any insuraDce coverl~g the contents or the interior of any residence noG the liab2.1ity of any Owner for occurrences therein not caused by o~ connected with the Association's operation, maintenance, or se of the common area. Subsection 1.4 Discharge of ~Liens: The Association shall discharge by payment, if necessary, any ~ien against the Common Areas, and charge the cost thereof to the member or members responsible for the existence of said ii n. Prior to any Board decision to discharge a lien, the Owner shall be given written notice and an opportunity for a hearing b~fore the Board. Subsection 1.5 Assessments: The A~sociation shall fix, collect and enforce assessments as set for :h in Article V hereof. Subsection 1.6 Payment of Expenses The Association shall pay all expenses and obligations incurred by the Association in the conduct of its business including, without limitation, all licenses, taxes or governmental charges 1~ 'ied or imposed against the property of the Association. Subsection 1.7 Enforcement: The As ~ociation shall enforce this Declaration, the By-laws, and the Art~.cles of Incorporation. Subsection 1.8 Budget and Annual R ~port: The Board shall prepare and maintain books, financial statements, etc. in accordance with the provision of the By-la~s.
