1. IMPROVEMENTS. Owner shall, at Owner's own cost and expense, construct all <br />of the improvements ("Improvements'), furnish all the materials, and do all the work hereinafter <br />described, in accordance with, and as provided for in the plans prepared for Owner by Smith <br />Randlett Foulk & Stock, Inc., Consulting Civil Engineers, entitled, "Improvement Plans for Marie <br />La Rocca'Estates Subdivision", and in accordance with and as provided for, in those certain <br />specifications entitled, "Supplemental Specifications . for Civil/Landscape/Irrigation <br />Improvements", as well as City's revised specifications entitled, "Engineering Standards for the <br />City of Redwood City", adopted January 5, 1998, which plans and specifications are on file in <br />the office of the Manager, Engineering and Construction. Said Improvements shall also be <br />constructed in strict compliance with the provisions of Chapter 30 of the Code of the City of <br />Redwood City, the subdivision regulations of said City. To the extent that a conflict exists <br />between the plans and specifications and said Chapter 30 in regard to the standard for a <br />particular improvement, the stricter standard shall govern. Owner shall complete all of the <br />Improvements, subject to time extensions allowable under Paragraph 11, on or before <br />December 31, 2002. The Improvements shall include, but are not necessarily limited to, all of <br />the following: <br /> <br /> (a) grading, paving <br /> <br /> (b) curbs, gutters, sidewalks, driveways <br /> (c) sanitary sewer system, complete <br /> (d) water system, complete <br /> <br /> (e) storm drainage system, complete <br /> (f) street lighting system, complete <br /> (g) street monuments, street trees <br /> <br /> (h) landscaping and irrigation system complete <br /> <br /> (i) joint utility trenching <br /> <br /> (j) all improvements described as conditions of Marie La Rocca Estates in <br /> Planned Development Permit No. 10313-9, heretofore issued for said <br /> subdivision, <br /> <br /> AG Page: 3 of 11 <br /> <br /> <br />
