The final recommendation for use in this area may differ somewhat from that described <br />in the proposed Downtown Area Plan. Staff therefore recommends that interested <br />Owner-Participants use the existing text of the proposed Downtown Area Plan as the <br />guideline for proposals in the Phase II Area, with the understanding that this may <br />change by the date of adoption of the Downtown Area Plan. <br /> <br />Alternatives 1. Require that the Planning Area be developed in one phase rather than two. <br /> 2. Take no action now but wait for passage of the proposed Downtown Area Plan <br /> before deciding on a course of action. <br /> <br />Fiscal Impact <br />No immediate impacts.
