<br />I. PROJECT DESCRIPTION <br /> <br />The Horgan Ranch consists of 55.5 acres of relatively flat land which has <br />and is being used for flower growing. It is located immediately east of <br />Woodside Road between Atherwood Avenue, '~eeler Avenue, and the Town of <br />Atherton. The ranch area is located in an unincorporated area of San Mateo <br />County and is zoned "A-3/S-11" (Flower Growing--one acre minimum) District. <br />Although tbe property is within unincorporated San Mateo County, it is <br />within the sphere of influence of Redwood City, and the County has requested <br />that present property owners and developers make all development requests <br />to the City of Redwood City. <br /> <br />Because the past and/or existing use is agricultural, seven of the property <br />owners have placed their land in an agricultural preserve status under the <br />terms of the Williamson Act. The 11.7 acres formerly known as the Mee Property, <br />now owned by D. K. Development Company, is not included in the Williamson <br />Act contracts. Neither are their two parcels fronting Woodside Road, nor <br />two other small parcels owned by Riki~ru. <br /> <br />There are ten properties which comprise the major portion of the Horgan <br />Ranch and are used for agricultural purposes, but there are also two small <br />parcels which front on Woodside Road which will ultimately allow access to <br />the Horgan Ranch. One of the parcels is in Redwood City and the other is <br />in unincorporated San Mateo County. <br /> <br />Below is a list of properties showing current owners and lot size for the <br />twelve parcels: <br /> <br />1. The two parcels fronting Woodside Road <br />could have a higher density because one parcel is zoned "R-3" (City <br />zoning) and the other is "R-l/S-7" (County zoning). <br /> <br />The Specific Plan proposes a density of from three to seven dwelling <br />units per acre with the exception of the two parcels fronting Woodside <br /> <br />- 1 - <br />E~lt\elT "GH_2- <br />
