These trees are scattered throughout <br />the site so they may not be located within designated open space areas, <br />but should be retained. <br /> <br />Recommendation: 1. All healthy mature trees will be retained within <br />the Horgan Ranch area. <br /> <br />E. Type of Structure. <br /> <br />The recommended "R-l" District zoning allows a 30-foot height limit <br />which in tUrTl would allow conventional t~o-story d~ellings. The "R-3" <br />District zoning allows a 45-foot height limit which could be three- or <br />four-story buildings. <br /> <br />Recommendation: D~ellings which exceed one story in height will be <br />oriented in such a way as to achieve solar advantages and maximum privacy <br />between neighbors. <br /> <br />The "R-l" zoning ~ill normally only allow a detached single-family <br />structure. With a planned development permit it is possible to cluster <br />d~ellings to allow for more usable open space. <br /> <br />Recommendation: The use of clustered housing ~ill provide more <br />common open space. <br /> <br />III. STAGING OF PROPOSED IMPROVEMENTS <br /> <br />Certain basic improvements will be required prior to the occupancy of the <br />first project. The major improvement will be the construction of ""Kent field <br />Avenue through the D.K. Development Company property and the installation <br />of the traffic signal at the intersection of Woodside Road and Kentfield <br />Avenue. These are the initial improvements in anticipation of the D.K. <br />Development Company property being developed first. If the property off <br />Horgan Avenue is developed first, then Horgan Avenue should be extended at <br />full width the length of the frontage of that particular property. If the <br />rear lots are developed first there will be a full width public road leading <br />from either Kentfield Avenue or Horgan Avenue to the site. <br /> <br />All utilities will be through established rights-of-way to eliminate public <br />utility easements through private property. <br /> <br />- 5 - <br />Ex H I B (T V.G 'i - 'f <br />
