Ordinance No. 2085 of the City ("Redevelopment Plan") which is incorporated herein by <br /> reference and made a part hereof as though fully set forth herein. <br /> The Agency agrees that prior to the issuance of the Certificate of Completion, no <br /> amendment of the Redevelopment Plan by the Agency which changes the uses or development <br /> permitted in the Franklin Street Area or changes the restrictions or controls that apply to the <br /> Franklin Street Area shall be made or become effective without the prior written consent of IAC. <br /> Amendments to the Redevelopment Plan applying to property outside of the Franklin Street Area <br /> shall not require the consent of IAC. <br /> §105 The Redevelopment Area <br /> The Redwood City Redevelopment Project Area No. 2 is comprised of three non- <br /> contiguous sub-areas covering 1,017 acres located in the City, as more particularly shown in <br /> Attachment 2 hereto (the "Redevelopment Area"). The three non-contiguous sub-areas include <br /> the "Marina Subarea,""Seaport Subazea," and"Downtown Subarea." <br /> §106 The Franklin Street Area <br /> The IAC Project Site is located within the Redevelopment Area and within the azea <br /> covered by the Franklin Street Area Plan adopted by the City in 1994 (the "Franklin Street Area <br /> Plan"). The Franklin Street Area Plan covers an approximately 25-acre azea of the City bounded <br /> by El Camino Real on the west, Jefferson Avenue on the north, Middlefield Road along the east, - <br /> and Maple Street on the south, as more particularly shown in Attachment 3 hereto (the "Franklin <br /> Street Area"). The Franklin Street Area is also located within the Downtown Subazea of the <br /> Redevelopment Area. <br /> §107 The Franklin Street Proiect Site _ <br /> The Franklin Street Project Site is that portion of the Downtown Subazea of the <br /> Redevelopment Area and the Franklin Street Area consisting of an approximately 17-acre area <br /> bounded by Jefferson Avenue to the north,the Caltrain tracks to the east, Maple Street to the <br /> south, and El Camino Real to the west, as more particularly shown on Attachment 2 hereto. <br /> The "IAC Proje�-Site"consists of approximately four and one-half(4.5) acres generally <br /> bounded by El Camino Real to the west, Monroe Street to the north, the Caltrain right-of-way to <br /> the east, and Maple Street to the south as more particularly shown on Attachment 4(a) hereto. <br /> The parcels comprising the IAC Project Site are described in Article 2 of this Agreement. <br /> The "Shea Project Site"consists of approximately twelve(12) acres generally bounded <br /> by El Camino Real to the west, Jefferson Street to the north, the Caltrain right-of-way to the east, <br /> and Monroe Street to the south as more particulazly shown on Attachment 5 hereto. <br /> §108 The Project <br /> A. The Franklin Street Project <br /> The Franklin Street Project consists of construction on the Franklin Street Project Site of <br /> approximately 506 residential dwelling units comprised of approximately 300 owner-occupied <br /> units and 206 rental units (of which 76 units satisfy the requirements for very low and moderate <br /> income housing in accordance with Community Redevelopment Law, California Health and <br /> 3 <br /> 9627:83976.25 , . <br />
