drainage on a small portion of the site, located at the corner of Maple Street and El Camino Real, .
will be collected in an approximately 12-inch storm drain and directed under Maple Street into
the concrete-lined portion of Redwood Creek east of the project site. Storm water from the
remaining portion of the Franklin Street Project site, generally located between Maple Street and
Madison Street, will be collected in storm water drainage pipes ranging in size from 8 to 30
inches. Storm water from this area will also be discharged.into Redwood Creek north of the
future intersection of Franklin Street and Maple Street.
For water supply, new water lines will connect with existing lines that surround the site including
three connections to an existing 12-inch water line in El Camino Real, one connection to an
existing 6-inch water line in Jefferson Street, one connection to an existing 12-inch line under the
railroad right-of-way, and two connections to an existing 8-inch water line in Maple Street.
The main water line system will be dedicated to the City of Redwood City up to the individual
water meters. Water service laterals between the buildings and the main service lines will be
privately owned and maintained. The main sanitary sewer system will be dedicated to the City
of Redwood City up to individual sewer clean-outs. Sanitary sewer laterals between the
buildings and the main lines will be privately owned and maintained. The main storm drainage
system will be dedicated to the City of Redwood City. The landscape drainage systems outside
the public street will be privately owned and maintained.
Circulation System
The site plan retains Franklin Street as the major north-south vehicle corridor through the project
site. The southern end of Franklin Street will be realigned at a 90-degree angle to Maple Street
and Lathrop Street. The northern end of Frankliri Street will align with the signalized intersec-
tion at Sequoia Station. In addition, the Franklin Street Project provides for the realignment of
Wilson Street and Diller Street to become realigned with Jackson Avenue and Madison Avenue
on the west side of El Camino Real. A new entrance from El Camino Real into Building 1 A's
underground parking garage(adjacent to the Bekin's Self Storage building) will also be installed
as part of the project. Wilson Street east of Franklin Street will be retained along its existing
alignment due to the location of major utility lines. -
Franklin Street will remain the major north/south pedestrian corridor with landscaping, parkway
and enhanced sidewalks. In addition, a triangular community park will be a focal point in the
network of greenbelts that occur throughout the various housing areas. Access to the park from
Maple Street will be provided from Franklin Street and through an attractive secondary
pedestrian paseo. The park will also be accessible from Jefferson and from El Camiro-Real. In
addition, the site plan includes a secondary pedestrian/green link that allows pedestrian
circulation from Maple Street to Jefferson Street(i.e., Sequoia Station) in order to encourage
mass transit usage.
C:ITEMP\FPDESIGNGDLNS.DOC Three Of ThY'Ee
. ' ,
