<br />Scope of Work <br />Exhibit A <br />Construction Management Services <br />Redwood Shores Community Library <br /> <br />The City of Redwood City is requiring professional Construction Management Services <br />for the new Redwood Shores Community Library Project. The Construction Manager <br />shall have recent experience in managing major facilities construction projects for <br />municipalities such as Libraries, Fire Stations, Schools and other public buildings. The <br />Construction Manager shall be responsible in managing the General Contractor or other <br />contractors in accordance with the approved Contract Documents. As required, Office <br />Assistance will be required to assist the Construction Manager keep track and process <br />all correspondences and minutes. <br /> <br />The duration of the contract shall be for 18 months. <br /> <br />Pre-Award Stage <br /> <br />This includes participating in the pre-bid meeting, answering bid questions, and <br />assisting the City review and evaluating the bids. <br /> <br />Award/NTP/Construction <br /> <br />After award of contract to the General Contractor for construction of the new Library, <br />Construction Manager duties include but not limited to: <br /> <br />Reviewing and comparing the logic of the Contractor's Construction Schedule with the <br />Project's completion date; processing and coordinating Request for Information (RFls) <br />with the City or the designers; reviewing and making recommendations on potential <br />change orders (PCOs); reviewing and processing change orders; reviewing and <br />processing construction progress payments; reviewing and processing submittals, <br />holding weekly construction meetings and preparing minutes for each meeting; <br />coordinating special inspections and testing of materials with testing firms; participate in <br />a final inspection and developing a final "punch list" and continuous oversight of the <br />General Contractor's work regarding compliance with approved contract documents. <br />Keep a record of all correspondences and keep a log of RFls, Change Orders, <br />Submittals, and other construction activities. <br /> <br />Close-out <br /> <br />Obtain all the warranty information and Operation and Maintenance (O&M) manuals <br />from the General Contractor. Participate with the General Contractor and <br />subcontractors in turning over various operational systems to City staff in insure that the <br /> <br />Agreement over $1 OK 10 <br />City Attorney Approved Version 111803 <br />
