<br />7.6 Licensee shall pay, when due, II claims for labor or materials furnished or <br /> <br />alleged to have been furnished to or for Licensee, at or fo use in the Premises, which claims are or may <br /> <br />be secured by any mechanics' or materialmen's liens agai st the Premises or any interest therein. <br /> <br />7.7 Licensee shall complete constru tion of the Improvements within forty-five (45) <br /> <br />days upon the issuance of a notice to proceed from t e Redevelopment Division of the Community <br /> <br />Development Services Department. Licensee shall im ediately upon completion of construction give <br /> <br /> <br />written notice to Licensor of such completion. <br /> <br />7.8 Licensee shall give Licensor n t less than ten (10) days' notice prior to the <br /> <br />commencement of any work in the Premises, and Licen or shall have the right to post notices of non- <br /> <br />responsibility in or on the Premises as provided by law. <br /> <br />7.9 Licensee warrants to Licensor hat all materials and equipment furnished by <br /> <br />Licensee in or as part of the Improvement of the Premise shall be new unless otherwise specified in the <br /> <br />plans and specifications, and that all of Licensee's ork to be performed shall be of good and <br /> <br />workmanlike quality, free from faults and defects, nd in accordance with the final plans and <br /> <br />specifications. Any of Licensee's work not conformin to the above standards shall be considered <br /> <br />defective. <br /> <br />8. ALTERATIONS AND ADDITIONS <br /> <br />8.1 After completion of Initial Impro ements, Licensee shall not, without Licensor's <br /> <br />prior written consent, make any alterations, improvement , additions, or Utility Installations in, on or about <br /> <br />the Premises, except for nonstructural alterations not ex eeding $5,000 per year in total costs during the <br /> <br />term of this Lease. In any event, Licensee shall mak no change or alteration to the exterior of the <br /> <br />8.2 Licensor may require that Lic nsee remove any or all of said alterations, <br /> <br /> <br />Premises without Licensor's prior written consent. <br /> <br />improvements, additions or Utility Installations.
