Carcione, Jr. who own the office building <br />located at 601 Brewster Avenue in Redwood City. Mr. and Mrs. Carcione's property is within the <br />boundaries of the Downtown Precise Plan Area on the southwest corner of Brewster Avenue and <br />Winslow Street. <br /> <br />My clients would like to offer the following comments on the Environmental Impact Report, <br />dated November 7,200,6, concerning the Redwood City Downtown Precise Plan. <br /> <br />First, the Environmental Impact Report does not adequately address the visual impact of the <br />shadows that will be cast upon my clients' property as well as the rest of the properties along <br />Brewscer AVenue in the so-called transition sub-zone. As Theodore Brown, my clients' architect, <br />demonstrated in his presentation before the Redwood City Planning Commission on December \ 2, <br />2006 and as is illustrated in th~ shadow study which is enclosed with this lctter (in both colored <br />copy and on a CD), the current Downtown Precise Plan will substantially shadow my clients' <br />propetty due to the eight story building Chat will be pennitted immediately to the south of my <br />clients' property. <br /> <br />It should be noted that the shadow problem that the Dov,'Tltown Precise Plan wi!! create <br />along Brewster A venue will not be replicated on Maple Street which also has a transition sub-zone <br />since my clients' property on Brewster Avenue is on the northern edge of the downtown, while <br />Maple Avenue is on the southern edge ofthc downtown. <br /> <br />;EX /-/:t &-1 I It l' <br /> <br />98 <br />Page 13 <br /> <br />Iq <br /> <br />-- <br /> <br />Jq.ot <br />
