Box 391 <br />Redwood City, CA 94064 <br />Dear Mr. Lyon: <br />Mundie & Associates is pleased to submit this revised proposal to assist the City of Redwood City <br />with a series of analyses for the proposed Peninsula Park project. This letter is based on our initial <br />proposal, dated January 2: it contains the same discussion of our understanding of the issues to <br />be addressed by these analyses and then outlines a scope of work we would undertake to provide <br />information that will be useful to City decisionmakers as they consider the proposed project. The <br />scope of work has been modified, however, to reflect the additional concerns that we have dis- <br />cussed on the phone over the past week: specifically, the child care needs of hotel workers and <br />strategies for providing a child care location in conjunction with the development of the proposed <br />project. For your convenience, we have italicized the new work items. <br />Following the revised scope of work, we have provided a revised schedule and budget for comple- <br />tion of the work. <br />We have taken the liberty of omitting the information about Mundie & Associates and key staff <br />members that were included in the January 2 proposal. <br />UNDERSTANDING OF THE ISSUES <br />Description of the Project <br />The proposal for Peninsula Park applies to a 33-acres site located at 650 Bair Island Road. At pre- <br />sent, the site is occupied by a 14-acre marina basin (with no boat slips apparent on the Google <br />Earth aerial photo), low-rise office buildings, a restaurant, surface parking lots, and some undevel- <br />oped areas that are graded but otherwise unimproved. <br />The proposed plan for the site would reduce the size of the marina area, with an offsetting <br />increase in the upland -and developable -portion of the site. This upland portion would be <br />developed with 796 housing units (condominiums), a 200-room hotel, approximately 10,000 <br />square feet of (neighborhood-serving) retail space, a community park, and a variety of waterfront <br />access features.
