�, ��o <br /> N. DESCRIPTION OF PROJECT AND SITE � <br /> . - . <br /> A. Project <br /> The project ("Project") as described in the proposed DDA will be iocated on Block 1 and will <br /> include: <br /> • A retaiUcinema Project containing approximately 85,000 sq. ft. of ground floor <br /> retail stores and restaurants, and a 20 screen multipiex cinema on the second <br /> floor above the retail. <br /> • A public plaza at the comer of Broadway and Middlefield Road, and street <br /> improvements (landscaping, streetlights, and street trees) along Broadway, <br /> Middlefield Road, and Jefferson Avenue. <br /> In addition, an underground public parking garege with approximately 590 spaces will be built <br /> undemeath the Project by the Developer, but will be funded and owned by the Agency. The <br /> Agency will maintain ownership of the garage and receive all parking revenues. There will be a <br /> Parking Faciliiles Management Agreement beriveen the Developer and the Agency. • <br /> B. Site <br /> 1. Site <br /> Block 1 is approximately 90,000 sq.ft. (2.07 acres) in size and is bounded by Broadway, <br /> Jefferson Avenue, and Middlefield Road. <br /> The Agency currently owns the approximately 42,000 sq. ft. Way-to-Go Parcel. The Agency <br /> will assemble the remai�ing six parcels comprising Block 1 and will sell air rights over the <br /> entire Block 1 to the Developer for construction of the Project. <br /> 2. Access <br /> Access is provided from Jefferson Avenue, Broadway, and Middiefield Road. Additionally, the <br /> Project has excellent access to EI Camino Real with the new Jefferson Avenue underpass. <br /> 3.
