Amendments to the Redevelopment Plan applying to property outside of the Project Site shaii nat require the consent of Developer. . §105 The Redevelooment Area _ _ The Redwood City Redevelopinent Project Area No. 2 is comprised of three non- contiguous-sub-areas covering i acres-located in the City, as more pazticulazly shown in Attachment 2 hereto (the "Redevelopment Area'�. The three non-coatiguous sub-areas include the "Marina Subarea," "Seaport Subazea," and "Downtown Subarea" §106 The Proiect Site T'he Project Site is that portion of ihe Downtown Subarea of Redevelopment Project Area the boundary of which is shown on Attachment 3. The pazcels comprising the Project Site are described in Article 2 of this Agreement. §107 The Proiect The Pmject eonsists of construction on the Project Site of a two-level retail-cinema project, with approximately 55,000 squaze feet of retail shop and resfaurant space on the ground level, a 20-screen, 4,200-seat theatre on the second level, and approximately 590 pazking spaces located in an undergound pazking facility on the Project Site that extends beneath the adjacent Middlefield Road right-of-way. The City will use its best efforts and legally available means to provide additional pazking as more particulazly described in the Pazking Facilities Agreement. The final project design and plans aze subject to approval by the City as contemplated by this Agreement §108 The Aeencv The Agency is a public body, corporate and politic, exercising governmental functions and powers and organized and existing under the CRL. The principal office of the Agency is located at 1017 Middlefield Road, Redwood City, Califomia 94063. "Agency", as used in this Agreement, includes the Redevelopment Agency of the City of Redwood City, Califomia, and any assignee of or successor to its rights, powers and responsibilities. §109 The Ci The City is a municipal corporatior of the State of Califomia.
