The appellant <br /> believes that the property should be valued at $432,000, as this property is one of the <br /> smaller units of the development. <br /> Mr. Warren identified seventeen comparable sales out of which four were judged most <br /> indicative of the value for this property. These four sales ranged from $432,000 to <br /> $500,000. Last year this property was appraised at $520,000. Given the above <br /> information, the recommendation is to decrease the appraised value from $500,000 to <br /> $470,000 to recognize the appellant's claim, while maintaining the integrity of the <br /> appraised values for the District. <br />
