<br />Attachment 1 <br /> <br />6.1C <br />Page 7 <br /> <br />keep the Leased Premises clean and free of debris. The actual costs of any repairs to Lessor's Site <br /> <br />occasioned by the activities of the Lessee shall be fully reimbursed by Lessee. Lessor shall furnish Lessee <br /> <br />with invoice(s) to include documentation verifying the costs associated with any such work and the Lessee <br /> <br />shall make payment on said invoice(s) within thirty (30) days from the date of the invoice. <br /> <br />5.01 Surrender. On the last day of the term hereof, or upon any prior termination, Lessee shall <br /> <br />surrender the Leased Premises, excluding all improvements made thereto by Lessee, to Lessor in the same <br /> <br />condition as when received by Lessee, ordinary wear and tear excepted, clean and free of debris. Lessee <br /> <br />shall remove all structures, buildings, microwave dishes, antennas, and any other facilities, equipment or <br /> <br />improvements that Lessee placed upon the Leased Premises, and repair any damage or change to the <br /> <br />Leased Premises occasioned by the installation, maintenance or removal of Lessee's improvements, <br /> <br />fixtures, furnishings and equipment, and restore the Leased Premises to the same condition as when Lessee <br /> <br />received the property from Lessor, normal wear and tear excepted. <br /> <br />5.02 Lessor's Rights. If Lessee fails to perform Lessee's obligations under this Article 5 or <br /> <br />under any other provision of this Lease, Lessor may at its option (but shall not be required to) enter upon <br /> <br />the Leased Premises after prior written notice to Lessee (except in the case of an emergency, in which case <br /> <br />110 notice shall be required), to perform such obligations on Lessee's behalf and put the same in good order, <br /> <br />condition and repair, and the cost thereoftogether with interest thereon at the maximum rate then allowable <br /> <br />by law shall become due and payable. <br /> <br />5.03 Lessor's Obligations. Lessee shall maintain in good order and repair the structural <br /> <br />portions of the structure(s) in which Lessee's equipment is located. Lessor shall have no obligation to <br /> <br />repair and/or maintain the Leased Premises nor the improvements thereto and facilities placed thereon by <br /> <br />Lessee, except if such repairs are required due to the sole negligence or willful misconduct of Lessor or its <br /> <br />agents or employees. <br /> <br />5.04 Se-curity Measures. Lessor has uo obligation to provide any security measures at the Site. <br /> <br />Lessee may provide reasonable security measures for its facilities provided that such measures shall not <br /> <br />limit Lessor's use ofthe Site in any way consistent with the terms and conditions ofthis agreement.
