<br />Attachment I <br /> <br />(b) Maintain Lessee's right to possession, in which case this Lease shall continue in effect <br /> <br />whether or not Lessee shall have abandoned the Leased Premises. In such event, Lessor shall be entitled to <br /> <br />enforce all of Lessor's rights and remedies under this Lease, including the right to recover the rent as it <br /> <br />becomes due hereunder. <br /> <br />(c) Pursue any other remedy now or hereafter available to Lessor under the laws or judicial <br /> <br />decision of the State of California. Unpaid installments of rent and other unpaid monetary obligations of <br /> <br />Lessee under the terms of this Lease shall bear interest from the date due at the maximum rate then <br /> <br />allowable by law. <br /> <br />13. LESSOR'S LIABILITY. The term "Lessor" as used herein shall mean only the owner of <br /> <br />the fee title of the Leased Premises at the time in question. In the event of any transfer of such title or <br /> <br />interest, Lessor herein named (and in case of any subsequent transfers then the grantor) shall be relieved <br /> <br />from and after the date of such transfer of all liability as respects Lessor's obligations thereafter to be <br /> <br />performed, provided that any funds in the hands of Lessor at the time of such transfer, in which Lessee has <br /> <br />an interest, shall be delivered to the grantee, and Lessor has given Lessee written notice of the transfer. <br /> <br />14. INTEREST ON PAST-DUE OBLIGATIONS. Except as expressly herein provided, any <br /> <br />amount due to Lessor not paid within Five (5) calendar days of the due date shall bear interest at the <br /> <br />max.imum rate then allowable by law from the date due. <br /> <br />15. HOLDING OVER. If Lessee remains in possession of the Leased Premises or any part <br /> <br />thereof after the expiration of the tenn or option term hereof, such occupancy shall be a tenancy from <br /> <br />month to month with all the obligations of this Lease applicable to the Lessee and at a monthly rental <br /> <br />obligation of one hundred fifty percent (150%) of the per month rental in effect at the time of expiration. <br /> <br />16. QUIET POSSESSION. Upon Lessee paying the rent for the Leased Premises and <br /> <br />observing and performing all of the covenants, conditions and provisions on Lessee's part to be observed <br /> <br />and performed hereunder, Lessee shall enjoy quiet possession of the Leased Premises from Lessor for the <br /> <br />entire Teml. <br /> <br />17. EASEMENTS.
